New rooflight in an existing roof in Staines

Cut the opening. Trim the joists or rafters. Build the upstand or fit the flashing kit. Fix the unit, seal it, finish the inside. On a new opening, that is the whole job in plain terms, and each step has to be right for the next one to work. We carry out this work in Staines and across Surrey, either installing a unit you have bought or sourcing one for you. You get a written quote with the scope set out, and a written workmanship guarantee on the fitting with its terms on that quote.

Guide ranges for supply & fit, including structure and making good; building control or warrant fees extra. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Is your address covered?

If you also own a property or a business unit in Egham, Ashford or Chertsey, that is no problem. We can survey and quote both, and where it suits, line the fitting days up together. Every address is reached by fitters travelling to it from their current jobs, and TW18, TW19 and TW20 sit comfortably within that pattern.

Fit-only or supply and fit

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

What the job includes

  • Plasterboard reveals formed inside and left ready for skim or decoration
  • Joists or rafters trimmed with new timbers to carry the load around
  • Opening marked out, covering stripped back and the deck cut cleanly
  • Cables, pipes and ceiling fittings — We look into the ceiling void for anything in the way of the new opening.
  • Planning for your roof — We check whether the new rooflight falls within permitted development for your house and nation.

Fitting your rooflight, step by step

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a new rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning and building rules in England

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Help us quote accurately

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in TW18, and we can price it.

Common questions in Staines

Do I need planning permission for a rooflight in Staines?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

What upstand height and roof pitch does rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.
