New rooflight in an existing roof in Lincolnshire

Rooflight fitting in Lincolnshire is planned around dry spells, not just calendar dates. That matters more than people think: membranes and sealants need a dry surface, and a roof should not be left open in poor weather. So when we offer a date for new rooflight openings, it comes with a sensible fallback. We take jobs across all 47 postcode districts in Lincolnshire, and the written quote sets out what is included before you commit.

Towns we list in Lincolnshire

We work right across England, and Lincolnshire is covered on the same footing as everywhere else. There is no showroom or depot to visit. The survey happens at your property or, for fit-only jobs, from your photos. If your address is remote or reached by ferry, tell us early and we will confirm what arrangement is needed before quoting.

What's included

  • Opening marked out, covering stripped back and the deck cut cleanly
  • Rooflight fitted, sealed and checked for even clearance on every side
  • Joists or rafters trimmed with new timbers to carry the load around
  • Cables, pipes and ceiling fittings — We look into the ceiling void for anything in the way of the new opening.
  • Upstand energy performance — We build the upstand to meet the energy limit for site-built upstands, not just to hold the rooflight up.

Rules that apply in England

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Common questions in Lincolnshire

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

Do you cover Lincolnshire?

Yes. Fitters travel to addresses in Lincolnshire and the surrounding districts, including DN, LN, NG and PE postcodes. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
