New rooflight in an existing roof in Blackpool

Glass is heavy, and bigger units get heavy fast. Fitting a new rooflight in Blackpool means planning how it travels from the delivery vehicle to the roof without chipping an edge or straining a back. Smaller units go up by hand with two fitters. Larger ones may need a hoist, a scaffold loading bay or a crane, and we tell you at quote stage if that applies. Once it is up, the fitting follows the maker's sequence: seat, fix, seal, finish. We take on work like this across Lancashire.

Fitting across Blackpool and nearby

Our fitters come to you. For Blackpool that covers FY1, FY3 and FY4, plus nearby Poulton-le-Fylde and Thornton-Cleveleys. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

What we check on a supplied unit

There are two ways to do this. Supply and fit means we source a new rooflight that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

What we do on the day

  • Insulated upstand built square, level and to the maker's height
  • Rooflight fitted, sealed and checked for even clearance on every side
  • Survey of joist direction, roof build-up, ceiling void and access
  • Planning for your roof — We check whether the new rooflight falls within permitted development for your house and nation.
  • Upstand energy performance — We build the upstand to meet the energy limit for site-built upstands, not just to hold the rooflight up.

Fitting your rooflight, step by step

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a new rooflight: two to three days, weather permitting.

Regulations for Blackpool properties

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Getting a price from photos

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around FY1. That is enough for a first price.

Common questions in Blackpool

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
