New rooflight in an existing roof in St Andrews

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for new rooflight openings in St Andrews, internal finishing is listed so you can see whether it is included or left for your decorator. That way a new rooflight looks right from the room below as well as from outside. We cover St Andrews and properties throughout Fife.

Where our fitters travel

Our fitters come to you. For St Andrews that covers KY16, DD6 and KY10, plus nearby Dundee and Glenrothes. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

What we check on a supplied unit

If you have bought a new rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

What we do on the day

  • Joists or rafters trimmed with new timbers to carry the load around
  • Rooflight fitted, sealed and checked for even clearance on every side
  • Roof membrane, felt or tiles made good and dressed up the upstand
  • Which way the joists run — We check the direction and size of the joists before fixing the rooflight's position.
  • Upstand energy performance — We build the upstand to meet the energy limit for site-built upstands, not just to hold the rooflight up.

From arrival to clean-up

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a new rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning and building rules in Scotland

If you live in Scotland, the key question is whether the job is new or a replacement. A new rooflight needs a building warrant. Swapping an old rooflight for a new one, frame included, doesn't, as long as the new unit meets the standards: the energy figure for new or replacement rooflights in alterations is 1.6 W/m²K. Conservation areas have no householder permitted development rights for roof alterations, and listed buildings need listed building consent.

Help us quote accurately

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, KY16 or a neighbouring district.

Common questions in St Andrews

What if my roof opening is the wrong size for the rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.
