New rooflight in an existing roof in Penicuik

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for new rooflight openings in Penicuik, internal finishing is listed so you can see whether it is included or left for your decorator. That way a new rooflight looks right from the room below as well as from outside. We cover Penicuik and properties throughout Edinburgh & the Lothians.

Is your address covered?

Jobs across EH26, EH25 and EH24 are part of our normal cover for Penicuik. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Bonnyrigg and Edinburgh are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Already bought your unit?

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

On the day, we cover

  • Roof membrane, felt or tiles made good and dressed up the upstand
  • Survey of joist direction, roof build-up, ceiling void and access
  • Insulated upstand built square, level and to the maker's height
  • Cables, pipes and ceiling fittings — We look into the ceiling void for anything in the way of the new opening.
  • Which way the joists run — We check the direction and size of the joists before fixing the rooflight's position.

How a fitting day runs

Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a new rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes two to three days.

Regulations for Penicuik properties

If you live in Scotland, the key question is whether the job is new or a replacement. A new rooflight needs a building warrant. Swapping an old rooflight for a new one, frame included, doesn't, as long as the new unit meets the standards: the energy figure for new or replacement rooflights in alterations is 1.6 W/m²K. Conservation areas have no householder permitted development rights for roof alterations, and listed buildings need listed building consent.

Details that speed up your quote

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, EH26 or a neighbouring district.

Common questions in Penicuik

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

What if my roof opening is the wrong size for the rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Does a rooflight need a building warrant?

In Scotland a new rooflight needs a building warrant from the council before work starts. Replacing a rooflight complete with its frame doesn't need a warrant, but the new unit must meet the building standards in full, including 1.6 W/m²K. We confirm which applies to your job before you commit.
