New rooflight in an existing roof in Hastings

Glass is heavy, and bigger units get heavy fast. Fitting a new rooflight in Hastings means planning how it travels from the delivery vehicle to the roof without chipping an edge or straining a back. Smaller units go up by hand with two fitters. Larger ones may need a hoist, a scaffold loading bay or a crane, and we tell you at quote stage if that applies. Once it is up, the fitting follows the maker's sequence: seat, fix, seal, finish. We take on work like this across East Sussex.

Coverage in and around Hastings

Jobs across TN34, TN37 and TN38 are part of our normal cover for Hastings. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Bexhill-on-Sea and Hailsham are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Your rooflights or ours

Your unit or ours, the fitting standard is the same. For supply and fit we choose a new rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.

On the day, we cover

  • Rooflight fitted, sealed and checked for even clearance on every side
  • Insulated upstand built square, level and to the maker's height
  • Plasterboard reveals formed inside and left ready for skim or decoration
  • Warm or cold roof build-up — We find out whether the roof is insulated above or between the joists before designing the upstand.
  • Upstand energy performance — We build the upstand to meet the energy limit for site-built upstands, not just to hold the rooflight up.

Fitting your rooflight, step by step

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a new rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning, building control and Hastings

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

What to send for a quick quote

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around TN34. That is enough for a first price.

Common questions in Hastings

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.
