New rooflight in an existing roof in Bournemouth

Cut the opening. Trim the joists or rafters. Build the upstand or fit the flashing kit. Fix the unit, seal it, finish the inside. On a new opening, that is the whole job in plain terms, and each step has to be right for the next one to work. We carry out this work in Bournemouth and across Dorset, either installing a unit you have bought or sourcing one for you. You get a written quote with the scope set out, and a written workmanship guarantee on the fitting with its terms on that quote.

Guide ranges for supply & fit, including structure and making good; building control or warrant fees extra. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Areas around Bournemouth we cover

If you also own a property or a business unit in Christchurch, Poole or Ferndown, that is no problem. We can survey and quote both, and where it suits, line the fitting days up together. Every address is reached by fitters travelling to it from their current jobs, and BH2, BH4 and BH1 sit comfortably within that pattern.

Buying your own, or letting us supply

Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a new rooflight on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.

Included in the work

  • Survey of joist direction, roof build-up, ceiling void and access
  • Rooflight fitted, sealed and checked for even clearance on every side
  • Insulated upstand built square, level and to the maker's height
  • Which way the joists run — We check the direction and size of the joists before fixing the rooflight's position.
  • Cables, pipes and ceiling fittings — We look into the ceiling void for anything in the way of the new opening.

What happens on the day

Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a new rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes two to three days.

Planning and building rules in England

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Details that speed up your quote

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, BH2 or nearby, confirms travel.

Common questions in Bournemouth

Can you fit the rooflight I bought online?

Yes, fit-only is one of our core services. Send the product link or spec, photos of the roof and rough sizes, and we can usually price it from those. Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the builder's opening and the upstand height. The product warranty stays with the maker or seller, and our guarantee covers the fitting.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Tell us your postcode, BH2 or close by, and what you want fitted. We will reply with the next steps and a quote.
