Covering LL18 and neighbouring districts
Looking at a property near Rhyl but not quite in it? We work across LL18, LL19 and LL17 and outwards to Prestatyn, Colwyn Bay and Llandudno. Give us the full postcode when you get in touch, because access, parking and the route for a large unit all depend on the exact street. Those details shape the quote for any job around Rhyl.
What we check on a supplied unit
A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a new rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.
What we do on the day
- Roof membrane, felt or tiles made good and dressed up the upstand
- Insulated upstand built square, level and to the maker's height
- Survey of joist direction, roof build-up, ceiling void and access
- Upstand energy performance — We build the upstand to meet the energy limit for site-built upstands, not just to hold the rooflight up.
- Warm or cold roof build-up — We find out whether the roof is insulated above or between the joists before designing the upstand.
How a fitting day runs
Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a new rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.
Regulations for Rhyl properties
Welsh rules differ from England's in one important way: rooflights lose permitted development rights in conservation areas, National Parks, AONBs and World Heritage Sites. Elsewhere on a house, a rooflight that projects no more than 150 mm and stays below the highest part of the roof is usually fine. Building regulations still apply to new openings, replacements we fit go through a building notice because we are not scheme-registered, and the energy limit for rooflights is 2.2 W/m²K. A new Welsh Approved Document L takes effect on 4 March 2027.
Help us quote accurately
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, LL18 or nearby, confirms travel.
Common questions in Rhyl
What if my roof opening is the wrong size for the rooflight?
We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
Do you make good inside after fitting?
Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
Can you replace an old dome without redoing the whole roof?
Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.
Tell us your postcode, LL18 or close by, and what you want fitted. We will reply with the next steps and a quote.
