New rooflight in an existing roof in Ely

Cut the opening. Trim the joists or rafters. Build the upstand or fit the flashing kit. Fix the unit, seal it, finish the inside. On a new opening, that is the whole job in plain terms, and each step has to be right for the next one to work. We carry out this work in Ely and across Cambridgeshire, either installing a unit you have bought or sourcing one for you. You get a written quote with the scope set out, and a written workmanship guarantee on the fitting with its terms on that quote.

Fitting across Ely and nearby

Covering Ely means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in CB6, CB7 and CB25, and are happy to quote further out in Newmarket and March. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

Fit-only or supply and fit

There are two ways to do this. Supply and fit means we source a new rooflight that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

On the day, we cover

  • Rooflight fitted, sealed and checked for even clearance on every side
  • Insulated upstand built square, level and to the maker's height
  • Plasterboard reveals formed inside and left ready for skim or decoration
  • Which way the joists run — We check the direction and size of the joists before fixing the rooflight's position.
  • Cables, pipes and ceiling fittings — We look into the ceiling void for anything in the way of the new opening.

What happens on the day

Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a new rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.

Planning and building rules in England

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Details that speed up your quote

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as CB6.

Common questions in Ely

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

What upstand height and roof pitch does rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
