Flat rooflight installation in Paisley

Builders and extension firms in Paisley often want the rooflight stage of a project handled by a specialist fitting team. We step in once the roof deck or battens are ready, fit a flat rooflight on your upstand or ours, detail it into the membrane or tiles, and leave the opening ready for the plasterer. Homeowners get exactly the same service directly. In each case the job is quoted in writing first, with any access or lifting needs spelt out. Jobs around PA2 and the neighbouring districts are welcome.

Where our fitters travel

Paisley and the districts around it, PA2, PA1 and PA3, all sit inside our working area. So does the ground between Paisley and Barrhead (3 miles), and on towards Renfrew (3 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

What we check on a supplied unit

If you have bought a flat rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

Included in the work

  • Membrane, felt or GRP finished to the frame the way the maker shows
  • Upstand checked or built to the maker's internal and external sizes
  • Product paperwork handed over and warranty registration explained
  • Fixed or opening — We ask whether you need ventilation before you settle on a fixed unit.
  • Weight of large panes — We check the weight of the unit against how we will get it onto the roof.

From arrival to clean-up

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a flat rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning, building warrants and Paisley

In Scotland, forming a new rooflight opening needs a building warrant from the council, because the roof is being altered. Replacing an existing rooflight complete with its frame doesn't need a warrant, but the new unit still has to meet the building standards, including the 1.6 W/m²K energy figure for windows and rooflights in alterations. Planning depends on the house and where it is: householder permitted development rights don't apply in conservation areas, and listed buildings need consent. We confirm this with you before quoting.

Getting a price from photos

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in PA2, and we can price it.

Common questions in Paisley

Does a rooflight need a building warrant?

In Scotland a new rooflight needs a building warrant from the council before work starts. Replacing a rooflight complete with its frame doesn't need a warrant, but the new unit must meet the building standards in full, including 1.6 W/m²K. We confirm which applies to your job before you commit.

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

What if my roof opening is the wrong size for the flat rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
