Coverage in and around Hamilton
Jobs across ML3, ML1 and ML4 are part of our normal cover for Hamilton. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Motherwell and Blantyre are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
Fit-only or supply and fit
Your unit or ours, the fitting standard is the same. For supply and fit we choose a flat rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.
Included in the work
- Membrane, felt or GRP finished to the frame the way the maker shows
- Product paperwork handed over and warranty registration explained
- Upstand checked or built to the maker's internal and external sizes
- Weight of large panes — We check the weight of the unit against how we will get it onto the roof.
- Solar gain on south-facing roofs — We ask which way the roof faces and how the room is used before suggesting glass.
What happens on the day
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a flat rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning, building warrants and Hamilton
If you live in Scotland, the key question is whether the job is new or a replacement. A new rooflight needs a building warrant. Swapping an old rooflight for a new one, frame included, doesn't, as long as the new unit meets the standards: the energy figure for new or replacement rooflights in alterations is 1.6 W/m²K. Conservation areas have no householder permitted development rights for roof alterations, and listed buildings need listed building consent.
Getting a price from photos
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around ML3 and we will come back with a quote or a survey date.
Common questions in Hamilton
Will my new flat rooflight leak?
A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
Do you make good inside after fitting?
Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
Does a rooflight need a building warrant?
In Scotland a new rooflight needs a building warrant from the council before work starts. Replacing a rooflight complete with its frame doesn't need a warrant, but the new unit must meet the building standards in full, including 1.6 W/m²K. We confirm which applies to your job before you commit.
