Flat rooflight installation in Dartford

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for flat rooflight installation in Dartford, internal finishing is listed so you can see whether it is included or left for your decorator. That way a flat rooflight looks right from the room below as well as from outside. We cover Dartford and properties throughout Kent.

Where our fitters travel

Covering Dartford means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in DA1, DA2 and DA9, and are happy to quote further out in Bexley and Swanley. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

Fit-only or supply and fit

If you have bought a flat rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

On the day, we cover

  • Reveal lined and trimmed inside, with the glass left clean
  • Membrane, felt or GRP finished to the frame the way the maker shows
  • Unit bedded on the specified sealant or tape and screw-fixed
  • Solar gain on south-facing roofs — We ask which way the roof faces and how the room is used before suggesting glass.
  • Fixed or opening — We ask whether you need ventilation before you settle on a fixed unit.

From arrival to clean-up

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a flat rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning and building rules in England

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Help us quote accurately

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around DA1 and we will come back with a quote or a survey date.

Common questions in Dartford

What if my roof opening is the wrong size for the flat rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Do I need planning permission for a rooflight in Dartford?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Send a few photos and your DA1 postcode, and we will put together a written quote for the job.
