Where our fitters travel
Fitters travel to the job, so the address is what counts. In Frinton-on-Sea that means postcode districts CO13, CO14 and CO15, and the same teams can just as easily take on work in Walton-on-the-Naze, about 2 miles away, or Clacton-on-Sea at roughly 5 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.
What we check on a supplied unit
If you have bought a flat rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.
On the day, we cover
- Fall confirmed so rain runs off the glass rather than sitting on it
- Membrane, felt or GRP finished to the frame the way the maker shows
- Upstand checked or built to the maker's internal and external sizes
- Pitch of the glass — We make sure the glass will sit at the pitch its maker asks for.
- Weight of large panes — We check the weight of the unit against how we will get it onto the roof.
Fitting your flat rooflight, step by step
Morning first: the team arrives, introduces itself and walks through the job with you. Dust sheets go down in the room below and along the route in. Then the opening and upstand, or the flashing on a pitched roof, are checked against the unit's measurements. A flat rooflight goes in, is fixed to the maker's pattern and sealed into the roof covering. Inside, the reveal is finished as quoted. Before leaving, the team clears debris and talks you through what was done. Most jobs of this type take one day.
Planning, building control and Frinton-on-Sea
In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.
Help us quote accurately
For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as CO13.
Common questions in Frinton-on-Sea
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
Does a rooflight need building regulations approval?
A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
Tell us your postcode, CO13 or close by, and what you want fitted. We will reply with the next steps and a quote.
