Flat rooflight installation in Carlisle

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for flat rooflight installation in Carlisle, internal finishing is listed so you can see whether it is included or left for your decorator. That way a flat rooflight looks right from the room below as well as from outside. We cover Carlisle and properties throughout Cumbria.

Guide ranges for supply & fit. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Is your address covered?

Fitters travel to the job, so the address is what counts. In Carlisle that means postcode districts CA3, CA2 and CA1, and the same teams can just as easily take on work in Penrith, about 17 miles away, or Workington at roughly 30 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

Buying your own, or letting us supply

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

What we do on the day

  • Fall confirmed so rain runs off the glass rather than sitting on it
  • Reveal lined and trimmed inside, with the glass left clean
  • Product paperwork handed over and warranty registration explained
  • Pitch of the glass — We make sure the glass will sit at the pitch its maker asks for.
  • Weight of large panes — We check the weight of the unit against how we will get it onto the roof.

A typical installation day

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a flat rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning and building rules in England

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Details that speed up your quote

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, CA3 or nearby, confirms travel.

Common questions in Carlisle

How long does fitting take?

Fitting a flat rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

Can you fit the flat rooflight I bought online?

Yes, fit-only is one of our core services. Send the product link or spec, photos of the roof and rough sizes, and we can usually price it from those. Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the builder's opening and the upstand height. The product warranty stays with the maker or seller, and our guarantee covers the fitting.

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.
