Flat rooflight installation in Enniskillen

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Enniskillen is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every flat rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Enniskillen, the BT74 district and the rest of County Fermanagh.

Where our fitters travel

Covering Enniskillen means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in BT74, BT94 and BT92, and are happy to quote further out in Omagh and Dungannon. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

Fit-only or supply and fit

If you have bought a flat rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

Included in the work

  • Product paperwork handed over and warranty registration explained
  • Reveal lined and trimmed inside, with the glass left clean
  • Unit bedded on the specified sealant or tape and screw-fixed
  • Solar gain on south-facing roofs — We ask which way the roof faces and how the room is used before suggesting glass.
  • Fixed or opening — We ask whether you need ventilation before you settle on a fixed unit.

Fitting your flat rooflight, step by step

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a flat rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Do you need permission in Enniskillen?

In Northern Ireland, the energy standard for a new or replacement rooflight or roof window in an existing home is WER Band C or a U-value of 1.6 W/m²K, under Technical Booklet F1. Cutting a new opening alters the roof structure, so a building control application is expected; confirm with the council's building control team. Planning permitted development covers many rooflights on houses if they stay below the ridge, project no more than 15 cm on a road-facing slope and sit at least 0.5 m from the ridge, eaves and verges.

Before you get in touch

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, BT74 or a neighbouring district.

Common questions in Enniskillen

Does a rooflight need building control approval?

In Northern Ireland a new opening alters the roof structure, so expect a building control application; confirm the position with your council, including for replacements. The new rooflight must meet WER Band C or 1.6 W/m²K. We confirm what applies before you commit.

How long does fitting take?

Fitting a flat rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

What if my roof opening is the wrong size for the flat rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
