Flat rooflight installation in Chester

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Chester is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every flat rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Chester, the CH1 district and the rest of Cheshire.

Where our fitters travel

Jobs across CH1, CH2 and CH3 are part of our normal cover for Chester. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Ellesmere Port and Neston are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Your flat rooflights or ours

If you have bought a flat rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

What the job includes

  • Upstand checked or built to the maker's internal and external sizes
  • Fall confirmed so rain runs off the glass rather than sitting on it
  • Unit bedded on the specified sealant or tape and screw-fixed
  • Ceiling and reveal depth — We measure the depth from the kerb top to the ceiling to plan the reveal.
  • Fixed or opening — We ask whether you need ventilation before you settle on a fixed unit.

How a fitting day runs

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a flat rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning and building rules in England

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Before you get in touch

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around CH1 and we will come back with a quote or a survey date.

Common questions in Chester

Do you cover Chester?

Yes. Fitters travel to addresses in Chester and the surrounding districts, including CH1. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

Do I need planning permission for a rooflight in Chester?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.
