Fit-only rooflight installation in Jarrow

Already bought a rooflight, or still deciding which one to get? Both are fine. For fit-only rooflight installation in Jarrow we either source a suitable unit and install it, or fit the one waiting in your garage. Fit-only jobs are usually priced from your photos and measurements, while supply-and-fit and replacement jobs get a free survey first. Whichever route you take, the opening, the upstand or flashing, and the delivery are checked before anything is fixed down. Properties in NE32 and the surrounding districts are covered on the same terms.

Covering NE32 and neighbouring districts

Our fitters come to you. For Jarrow that covers NE32, NE31 and NE28, plus nearby Hebburn and Wallsend. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

Your rooflights or ours

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

On the day, we cover

  • Opening tested where relevant, packaging taken away and paperwork handed back
  • Internal reveal trimmed or lined, with the protective film removed at the end
  • Opening and upstand measured against the maker's drawing, timber to timber
  • Delivery damage and missing parts — We ask you to open the delivery and check it as soon as it arrives, not on fitting day.
  • Access and lifting — We check how the unit gets from your drive to the roof.

How a fitting day runs

Where a job takes half a day to a day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning, building control and Jarrow

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Before you get in touch

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around NE32. That is enough for a first price.

Common questions in Jarrow

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.
