Fit-only rooflight installation in Cramlington

Plenty of rooflight trouble starts with a tape measure. Units are often sold by the builder's opening, meaning the hole in the roof, rather than the overall external size, and confusing the two leaves you with a frame that does not suit the opening. Before we fit any rooflight in Cramlington, we measure the opening, the upstand or kerb where there is one, and the finished roof level, then compare them with the maker's drawing. If something is out, you hear about it before the fitting day rather than on it. That single check keeps most jobs like this on track.

Where our fitters travel

Jobs across NE23, NE22 and NE24 are part of our normal cover for Cramlington. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Bedlington and Blyth are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Fit-only or supply and fit

If you have bought a rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

On the day, we cover

  • Upstand height, level and fall checked, and squareness confirmed across the diagonals
  • Unit bedded on the sealant or tape the maker specifies, then screw-fixed
  • Opening and upstand measured against the maker's drawing, timber to timber
  • Access and lifting — We check how the unit gets from your drive to the roof.
  • Warranty conditions on your unit — We read the warranty terms that came with your rooflight before we fit it.

A typical installation day

Where a job takes half a day to a day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning and building rules in England

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Help us quote accurately

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in NE23, and we can price it.

Common questions in Cramlington

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

How long does fitting take?

Fitting a rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

Tell us your postcode, NE23 or close by, and what you want fitted. We will reply with the next steps and a quote.
