Fit-only rooflight installation in Bowthorpe

Glass is heavy, and bigger units get heavy fast. Fitting a rooflight in Bowthorpe means planning how it travels from the delivery vehicle to the roof without chipping an edge or straining a back. Smaller units go up by hand with two fitters. Larger ones may need a hoist, a scaffold loading bay or a crane, and we tell you at quote stage if that applies. Once it is up, the fitting follows the maker's sequence: seat, fix, seal, finish. We take on work like this across Norfolk.

Where our fitters travel

Bowthorpe and the districts around it, NR5, NR4 and NR8, all sit inside our working area. So does the ground between Bowthorpe and Norwich (3 miles), and on towards East Dereham (12 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Already bought your unit?

If you have bought a rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

What the job includes

  • Opening and upstand measured against the maker's drawing, timber to timber
  • Check of the delivered unit, glass, fixings pack and instructions before work starts
  • Roof membrane dressed up the kerb and finished under the drip edge
  • Warranty conditions on your unit — We read the warranty terms that came with your rooflight before we fit it.
  • Internal versus external size — We check whether your rooflight's quoted size is the hole size or the outer frame size.

What happens on the day

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a rooflight: half a day to a day, weather permitting.

Planning, building control and Bowthorpe

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Help us quote accurately

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as NR5.

Common questions in Bowthorpe

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
