Fit-only rooflight installation in Rochdale

Already bought a rooflight, or still deciding which one to get? Both are fine. For fit-only rooflight installation in Rochdale we either source a suitable unit and install it, or fit the one waiting in your garage. Fit-only jobs are usually priced from your photos and measurements, while supply-and-fit and replacement jobs get a free survey first. Whichever route you take, the opening, the upstand or flashing, and the delivery are checked before anything is fixed down. Properties in OL16 and the surrounding districts are covered on the same terms.

Coverage in and around Rochdale

Jobs across OL16, OL11 and OL12 are part of our normal cover for Rochdale. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Heywood and Royton are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

What we check on a supplied unit

Your unit or ours, the fitting standard is the same. For supply and fit we choose a rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.

What we do on the day

  • Upstand height, level and fall checked, and squareness confirmed across the diagonals
  • Unit bedded on the sealant or tape the maker specifies, then screw-fixed
  • Check of the delivered unit, glass, fixings pack and instructions before work starts
  • Upstand height above the roof — We measure how far the upstand stands above the finished roof surface, including any ballast or walkway.
  • Access and lifting — We check how the unit gets from your drive to the roof.

How a fitting day runs

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a rooflight: half a day to a day, weather permitting.

Planning and building rules in England

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Details that speed up your quote

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around OL16. That is enough for a first price.

Common questions in Rochdale

What if my roof opening is the wrong size for the rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Do you cover Rochdale?

Yes. Fitters travel to addresses in Rochdale and the surrounding districts, including OL16. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Ask for a quote for your Rochdale roof. Survey dates are offered based on fitter availability once you are happy with the price.
