Fit-only rooflight installation in Limehouse

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Limehouse is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Limehouse, the E14 district and the rest of Greater London.

Where our fitters travel

Looking at a property near Limehouse but not quite in it? We work across E14, E3 and E1 and outwards to Stepney, Canary Wharf and Bow. Give us the full postcode when you get in touch, because access, parking and the route for a large unit all depend on the exact street. Those details shape the quote for any job around Limehouse.

Fit-only or supply and fit

If you have bought a rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

What we do on the day

  • Unit bedded on the sealant or tape the maker specifies, then screw-fixed
  • Roof membrane dressed up the kerb and finished under the drip edge
  • Check of the delivered unit, glass, fixings pack and instructions before work starts
  • Internal versus external size — We check whether your rooflight's quoted size is the hole size or the outer frame size.
  • Upstand height above the roof — We measure how far the upstand stands above the finished roof surface, including any ballast or walkway.

Fitting your rooflight, step by step

Where a job takes half a day to a day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning and building rules in England

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Getting a price from photos

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around E14. That is enough for a first price.

Common questions in Limehouse

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.

How long does fitting take?

Fitting a rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

Tell us your postcode, E14 or close by, and what you want fitted. We will reply with the next steps and a quote.
