Fit-only rooflight installation in Chingford

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Chingford is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Chingford, the E4 district and the rest of Greater London.

Where our fitters travel

Our fitters come to you. For Chingford that covers E4, IG8 and N9, plus nearby Woodford Green and Ponders End. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

Buying your own, or letting us supply

If you have bought a rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

Included in the work

  • Unit bedded on the sealant or tape the maker specifies, then screw-fixed
  • Roof membrane dressed up the kerb and finished under the drip edge
  • Internal reveal trimmed or lined, with the protective film removed at the end
  • Internal versus external size — We check whether your rooflight's quoted size is the hole size or the outer frame size.
  • Delivery damage and missing parts — We ask you to open the delivery and check it as soon as it arrives, not on fitting day.

Fitting your rooflight, step by step

Morning first: the team arrives, introduces itself and walks through the job with you. Dust sheets go down in the room below and along the route in. Then the opening and upstand, or the flashing on a pitched roof, are checked against the unit's measurements. A rooflight goes in, is fixed to the maker's pattern and sealed into the roof covering. Inside, the reveal is finished as quoted. Before leaving, the team clears debris and talks you through what was done. Most jobs of this type take half a day to a day.

Planning and building rules in England

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

What to send for a quick quote

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around E4. That is enough for a first price.

Common questions in Chingford

Do you cover Chingford?

Yes. Fitters travel to addresses in Chingford and the surrounding districts, including E4. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

How long does fitting take?

Fitting a rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

Tell us your postcode, E4 or close by, and what you want fitted. We will reply with the next steps and a quote.
