Fit-only rooflight installation in Devon

Before any rooflight is fitted in Devon, three measurements get checked: the builder's opening, the external size of the unit, and the upstand height above the finished roof, or the batten and tile details on a pitched roof. Get those right and the rest of the job follows. We handle fit-only rooflight installation in every part of Devon, with 12 towns listed on the site and the countryside between them covered too.

Towns we list in Devon

We work right across England, and Devon is covered on the same footing as everywhere else. There is no showroom or depot to visit. The survey happens at your property or, for fit-only jobs, from your photos. If your address is remote or reached by ferry, tell us early and we will confirm what arrangement is needed before quoting.

What the job includes

  • Upstand height, level and fall checked, and squareness confirmed across the diagonals
  • Roof membrane dressed up the kerb and finished under the drip edge
  • Internal reveal trimmed or lined, with the protective film removed at the end
  • Delivery damage and missing parts — We ask you to open the delivery and check it as soon as it arrives, not on fitting day.
  • Internal versus external size — We check whether your rooflight's quoted size is the hole size or the outer frame size.

Rules that apply in England

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Common questions in Devon

What upstand height and roof pitch does rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.
