Fit-only rooflight installation in Sinfin

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for fit-only rooflight installation in Sinfin, internal finishing is listed so you can see whether it is included or left for your decorator. That way a rooflight looks right from the room below as well as from outside. We cover Sinfin and properties throughout Derbyshire.

Coverage in and around Sinfin

Distance is rarely the deciding factor. A roof in Derby, 3 miles from Sinfin, gets the same survey, the same written quote and the same fitting process as one in DE23, DE24 and DE1. What changes the price is the job itself: size of unit, roof type, access and lifting. Swadlincote, around 8 miles out, is treated the same way.

Buying your own, or letting us supply

Your unit or ours, the fitting standard is the same. For supply and fit we choose a rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.

Included in the work

  • Roof membrane dressed up the kerb and finished under the drip edge
  • Opening and upstand measured against the maker's drawing, timber to timber
  • Check of the delivered unit, glass, fixings pack and instructions before work starts
  • Delivery damage and missing parts — We ask you to open the delivery and check it as soon as it arrives, not on fitting day.
  • Access and lifting — We check how the unit gets from your drive to the roof.

How a fitting day runs

Where a job takes half a day to a day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning, building control and Sinfin

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Details that speed up your quote

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in DE23, and we can price it.

Common questions in Sinfin

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.

How long does fitting take?

Fitting a rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

Send a few photos and your DE23 postcode, and we will put together a written quote for the job.
