Guide ranges for labour only — you supply the rooflight. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Is your address covered?
Covering Deeside means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in CH5, CH7 and CH4, and are happy to quote further out in Hawarden and Buckley. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.
Your rooflights or ours
Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.
On the day, we cover
- Opening tested where relevant, packaging taken away and paperwork handed back
- Internal reveal trimmed or lined, with the protective film removed at the end
- Unit bedded on the sealant or tape the maker specifies, then screw-fixed
- Upstand height above the roof — We measure how far the upstand stands above the finished roof surface, including any ballast or walkway.
- Access and lifting — We check how the unit gets from your drive to the roof.
From arrival to clean-up
Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes half a day to a day.
Regulations for Deeside properties
For a Welsh home, start with where the house is. In a conservation area, National Park, AONB or World Heritage Site, a rooflight needs planning permission; outside those, permitted development usually covers one that projects 150 mm or less. Side-facing roof windows within 10.5 m of a boundary must be obscure-glazed and fixed. New openings need building regulations approval, and replacements we fit are notified with a building notice, as we are not registered with a competent person scheme. We confirm all of this for your address.
What to send for a quick quote
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around CH5 and we will come back with a quote or a survey date.
Common questions in Deeside
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
Do I need planning permission for a rooflight in Deeside?
Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in Wales. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.
Tell us your postcode, CH5 or close by, and what you want fitted. We will reply with the next steps and a quote.
