Fit-only rooflight installation in Runcorn

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for fit-only rooflight installation in Runcorn, internal finishing is listed so you can see whether it is included or left for your decorator. That way a rooflight looks right from the room below as well as from outside. We cover Runcorn and properties throughout Cheshire.

Is your address covered?

Covering Runcorn means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in WA7, WA8 and WA6, and are happy to quote further out in Widnes and Halewood. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

Already bought your unit?

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

On the day, we cover

  • Opening tested where relevant, packaging taken away and paperwork handed back
  • Internal reveal trimmed or lined, with the protective film removed at the end
  • Opening and upstand measured against the maker's drawing, timber to timber
  • Access and lifting — We check how the unit gets from your drive to the roof.
  • Warranty conditions on your unit — We read the warranty terms that came with your rooflight before we fit it.

How a fitting day runs

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning and building rules in England

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Before you get in touch

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as WA7.

Common questions in Runcorn

How long does fitting take?

Fitting a rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Do I need planning permission for a rooflight in Runcorn?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Tell us your postcode, WA7 or close by, and what you want fitted. We will reply with the next steps and a quote.
