Where our fitters travel
Looking at a property near Dundee but not quite in it? We work across DD1, DD3 and DD4 and outwards to St Andrews, Arbroath and Perth. Give us the full postcode when you get in touch, because access, parking and the route for a large unit all depend on the exact street. Those details shape the quote for any job around Dundee.
Fit-only or supply and fit
If you have bought a rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.
On the day, we cover
- Roof membrane dressed up the kerb and finished under the drip edge
- Opening and upstand measured against the maker's drawing, timber to timber
- Check of the delivered unit, glass, fixings pack and instructions before work starts
- Warranty conditions on your unit — We read the warranty terms that came with your rooflight before we fit it.
- Upstand height above the roof — We measure how far the upstand stands above the finished roof surface, including any ballast or walkway.
Fitting your rooflight, step by step
Morning first: the team arrives, introduces itself and walks through the job with you. Dust sheets go down in the room below and along the route in. Then the opening and upstand, or the flashing on a pitched roof, are checked against the unit's measurements. A rooflight goes in, is fixed to the maker's pattern and sealed into the roof covering. Inside, the reveal is finished as quoted. Before leaving, the team clears debris and talks you through what was done. Most jobs of this type take half a day to a day.
Do you need permission in Dundee?
For Scottish homes: building warrant for new rooflight openings; no warrant for replacing a rooflight complete with its frame, provided it meets the standards, including 1.6 W/m²K; planning permission in conservation areas and listed building consent for listed properties. Outside those, permitted development usually covers house rooflights, but the planning authority has the final word, so we check before you commit.
Help us quote accurately
Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in DD1, and we can price it.
Common questions in Dundee
Does a rooflight need a building warrant?
In Scotland a new rooflight needs a building warrant from the council before work starts. Replacing a rooflight complete with its frame doesn't need a warrant, but the new unit must meet the building standards in full, including 1.6 W/m²K. We confirm which applies to your job before you commit.
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
Tell us your postcode, DD1 or close by, and what you want fitted. We will reply with the next steps and a quote.
