Guide ranges for supply & fit; the electrician's final connection is quoted separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Covering S74 and neighbouring districts
Covering Hoyland means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in S74, S73 and S70, and are happy to quote further out in Chapeltown and Wombwell. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.
Your electric opening rooflights or ours
A damaged delivery is a frequent snag on fit-only work. Before the day, unpack an electric opening rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.
What the job includes
- Unit fitted, sealed and weathered like a fixed flat rooflight
- Upstand checked or built to suit the unit and its actuator housing
- Opening and closing tested, with controls explained at handover
- Where power comes from — We find a sensible power supply for the rooflight before fitting day.
- Opening onto a side slope — We check where the opening part will sit if the roof is pitched or the unit faces a neighbour.
How a fitting day runs
Where a job takes one day, plus the electrician's connection, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then an electric opening rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.
Planning, building control and Hoyland
In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.
Before you get in touch
Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around S74. That is enough for a first price.
Common questions in Hoyland
Do you cover Hoyland?
Yes. Fitters travel to addresses in Hoyland and the surrounding districts, including S74. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
Do you make good inside after fitting?
Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
Tell us your postcode, S74 or close by, and what you want fitted. We will reply with the next steps and a quote.
