Electric opening rooflight installation in Gainsborough

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Gainsborough is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every electric opening rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Gainsborough, the DN21 district and the rest of Lincolnshire.

Guide ranges for supply & fit; the electrician's final connection is quoted separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Areas around Gainsborough we cover

Distance is rarely the deciding factor. A roof in Retford, 8 miles from Gainsborough, gets the same survey, the same written quote and the same fitting process as one in DN21, DN9 and LN1. What changes the price is the job itself: size of unit, roof type, access and lifting. Scunthorpe, around 14 miles out, is treated the same way.

Your electric opening rooflights or ours

Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put an electric opening rooflight on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.

Included in the work

  • Rain sensor positioned where it will get wet when rain starts
  • Cable route planned through the kerb or reveal before the lining goes on
  • Unit fitted, sealed and weathered like a fixed flat rooflight
  • Who makes the final connection — We confirm who will connect the rooflight to the mains before booking.
  • Where power comes from — We find a sensible power supply for the rooflight before fitting day.

What happens on the day

Where a job takes one day, plus the electrician's connection, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then an electric opening rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning, building control and Gainsborough

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Before you get in touch

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around DN21. That is enough for a first price.

Common questions in Gainsborough

Do you cover Gainsborough?

Yes. Fitters travel to addresses in Gainsborough and the surrounding districts, including DN21. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
