Guide ranges for supply & fit; the electrician's final connection is quoted separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Covering SW17 and neighbouring districts
Jobs across SW17, CR4 and SW12 are part of our normal cover for Tooting. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Streatham and Mitcham are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
Your electric opening rooflights or ours
A damaged delivery is a frequent snag on fit-only work. Before the day, unpack an electric opening rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.
On the day, we cover
- Wall switch, remote receiver or control box fixed in place
- Unit fitted, sealed and weathered like a fixed flat rooflight
- Cable route and controls set up ready for the electrician's final connection, quoted as a separate line
- Where power comes from — We find a sensible power supply for the rooflight before fitting day.
- Cable length and size — We check the cable run against the maker's limits before planning where the controls go.
What happens on the day
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix an electric opening rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning, building control and Tooting
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.
Before you get in touch
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, SW17 or nearby, confirms travel.
Common questions in Tooting
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
Do you offer trade rates for builders and roofers?
We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
Got a unit waiting to go in, or need one sourced? Either way, start with your Tooting address and a couple of photos.
