Guide ranges for supply & fit, per dome; building control notice fee extra on homes in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Covering KT12 and neighbouring districts
Fitters travel to the job, so the address is what counts. In Walton-on-Thames that means postcode districts KT12, TW17 and TW16, and the same teams can just as easily take on work in Sunbury-on-Thames, about 1 mile away, or West Molesey at roughly 2 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.
Your dome rooflights or ours
A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a dome rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.
On the day, we cover
- Old dome unscrewed, lifted off and taken away
- Membrane checked where it meets the kerb, with small repairs made
- Kerb checked for rot, size and height before the new unit goes on
- Kerb size and adaptors — We measure every kerb against the new dome's sizes.
- Fragile dome safety — We treat old domes as fragile at all times.
What happens on the day
Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a dome rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.
Regulations for Walton-on-Thames properties
England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.
Help us quote accurately
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around KT12 and we will come back with a quote or a survey date.
Common questions in Walton-on-Thames
Can you fit a rooflight in winter or when it is raining?
Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.
How long does fitting take?
Fitting a dome rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
Do you make good inside after fitting?
Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
