Dome rooflight replacement in Wellingborough

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Wellingborough is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every dome rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Wellingborough, the NN8 district and the rest of Northamptonshire.

Guide ranges for supply & fit, per dome; building control notice fee extra on homes in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Covering NN8 and neighbouring districts

Our fitters come to you. For Wellingborough that covers NN8, NN29 and NN10, plus nearby Rushden and Kettering. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

Your dome rooflights or ours

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a dome rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

On the day, we cover

  • Kerb top cleaned of old sealant, fixings and loose felt
  • New multi-skin dome or glass unit fixed and sealed
  • Adaptor or packing fitted where the old kerb needs it
  • Fragile dome safety — We treat old domes as fragile at all times.
  • Upgrading to glass — We check whether the kerb suits a glass unit before recommending one.

A typical installation day

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a dome rooflight: a few hours per dome, weather permitting.

Do you need permission in Wellingborough?

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Getting a price from photos

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as NN8.

Common questions in Wellingborough

What if my roof opening is the wrong size for the dome rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Do I need planning permission for a rooflight in Wellingborough?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.
