Dome rooflight replacement in Middlesbrough

If the dome rooflight on your roof now is misted, discoloured, cracked or letting water in, replacing it is often simpler than people expect. The old unit comes out, we inspect the kerb or frame underneath, and we decide with you whether it can be reused or needs rebuilding. Then the new one goes in, sealed to the roof covering and finished inside. We handle this kind of dome rooflight replacement in Middlesbrough and nearby, alongside new openings and fit-only work. Postcode TS1 and its neighbours are all within our cover.

Coverage in and around Middlesbrough

Middlesbrough and the districts around it, TS1, TS2 and TS4, all sit inside our working area. So does the ground between Middlesbrough and Billingham (2 miles), and on towards Stockton-on-Tees (3 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Your dome rooflights or ours

Your unit or ours, the fitting standard is the same. For supply and fit we choose a dome rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.

What we do on the day

  • Adaptor or packing fitted where the old kerb needs it
  • Membrane checked where it meets the kerb, with small repairs made
  • Kerb checked for rot, size and height before the new unit goes on
  • Multi-skin domes and energy — We fit multi-skin domes rather than single-skin ones as replacements.
  • Is the kerb sound? — We check each kerb for rot and movement before quoting a dome swap.

Fitting your dome rooflight, step by step

Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a dome rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes a few hours per dome.

Do you need permission in Middlesbrough?

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Help us quote accurately

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as TS1.

Common questions in Middlesbrough

Do you cover Middlesbrough?

Yes. Fitters travel to addresses in Middlesbrough and the surrounding districts, including TS1. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
