Dome rooflight replacement in Elgin

Builders and extension firms in Elgin often want the rooflight stage of a project handled by a specialist fitting team. We step in once the roof deck or battens are ready, fit a dome rooflight on your upstand or ours, detail it into the membrane or tiles, and leave the opening ready for the plasterer. Homeowners get exactly the same service directly. In each case the job is quoted in writing first, with any access or lifting needs spelt out. Jobs around IV30 and the neighbouring districts are welcome.

Scaffold, access towers or a crane are priced separately if the job needs them, and building warrant fees, where a job needs them, are shown as their own line.

Covering IV30 and neighbouring districts

Elgin and the districts around it, IV30, IV31 and IV32, all sit inside our working area. So does the ground between Elgin and Forres (11 miles), and on towards Inverness (36 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

What we check on a supplied unit

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a dome rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

What we do on the day

  • Kerb top cleaned of old sealant, fixings and loose felt
  • Old dome unscrewed, lifted off and taken away
  • Kerb checked for rot, size and height before the new unit goes on
  • Fragile dome safety — We treat old domes as fragile at all times.
  • Is the kerb sound? — We check each kerb for rot and movement before quoting a dome swap.

From arrival to clean-up

Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a dome rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes a few hours per dome.

Do you need permission in Elgin?

In Scotland a new rooflight needs a building warrant before work starts. A like-for-like replacement including the frame is exempt from a warrant but must meet current standards, so the glazing has to reach 1.6 W/m²K or better. For planning, rooflights on houses outside conservation areas can often go ahead under permitted development, but it is worth confirming with the planning authority.

Details that speed up your quote

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in IV30, and we can price it.

Common questions in Elgin

Will my new dome rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.
