Dome rooflight replacement in Heysham

If the dome rooflight on your roof now is misted, discoloured, cracked or letting water in, replacing it is often simpler than people expect. The old unit comes out, we inspect the kerb or frame underneath, and we decide with you whether it can be reused or needs rebuilding. Then the new one goes in, sealed to the roof covering and finished inside. We handle this kind of dome rooflight replacement in Heysham and nearby, alongside new openings and fit-only work. Postcode LA3 and its neighbours are all within our cover.

Guide ranges for supply & fit, per dome; building control notice fee extra on homes in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Where our fitters travel

Jobs across LA3, LA4 and LA1 are part of our normal cover for Heysham. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Morecambe and Lancaster are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Already bought your unit?

If you have bought a dome rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

What the job includes

  • Old dome unscrewed, lifted off and taken away
  • Kerb top cleaned of old sealant, fixings and loose felt
  • Membrane checked where it meets the kerb, with small repairs made
  • Kerb size and adaptors — We measure every kerb against the new dome's sizes.
  • Is the kerb sound? — We check each kerb for rot and movement before quoting a dome swap.

How a fitting day runs

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a dome rooflight: a few hours per dome, weather permitting.

Regulations for Heysham properties

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Getting a price from photos

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, LA3 or a neighbouring district.

Common questions in Heysham

How long does fitting take?

Fitting a dome rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

What if my roof opening is the wrong size for the dome rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Send a few photos and your LA3 postcode, and we will put together a written quote for the job.
