Dome rooflight replacement in Dunfermline

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for dome rooflight replacement in Dunfermline, internal finishing is listed so you can see whether it is included or left for your decorator. That way a dome rooflight looks right from the room below as well as from outside. We cover Dunfermline and properties throughout Fife.

Guide ranges for supply & fit, per dome; building control notice fee extra on homes in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Covering KY12 and neighbouring districts

Dunfermline and the districts around it, KY12, KY11 and KY4, all sit inside our working area. So does the ground between Dunfermline and Broxburn (10 miles), and on towards Grangemouth (11 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Your dome rooflights or ours

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a dome rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

On the day, we cover

  • Adaptor or packing fitted where the old kerb needs it
  • Old dome unscrewed, lifted off and taken away
  • Kerb top cleaned of old sealant, fixings and loose felt
  • Kerb size and adaptors — We measure every kerb against the new dome's sizes.
  • Upgrading to glass — We check whether the kerb suits a glass unit before recommending one.

A typical installation day

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a dome rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning, building warrants and Dunfermline

In Scotland, forming a new rooflight opening needs a building warrant from the council, because the roof is being altered. Replacing an existing rooflight complete with its frame doesn't need a warrant, but the new unit still has to meet the building standards, including the 1.6 W/m²K energy figure for windows and rooflights in alterations. Planning depends on the house and where it is: householder permitted development rights don't apply in conservation areas, and listed buildings need consent. We confirm this with you before quoting.

Help us quote accurately

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around KY12. That is enough for a first price.

Common questions in Dunfermline

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Will my new dome rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

Send a few photos and your KY12 postcode, and we will put together a written quote for the job.
