Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Coverage in and around Christchurch
Jobs across BH6, BH23 and BH7 are part of our normal cover for Christchurch. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Bournemouth and New Milton are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
Buying your own, or letting us supply
Your unit or ours, the fitting standard is the same. For supply and fit we choose a dome rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.
On the day, we cover
- Old dome unscrewed, lifted off and taken away
- Inside checked for drips and the trim refitted
- New multi-skin dome or glass unit fixed and sealed
- Is the kerb sound? — We check each kerb for rot and movement before quoting a dome swap.
- Multi-skin domes and energy — We fit multi-skin domes rather than single-skin ones as replacements.
Fitting your dome rooflight, step by step
Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a dome rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes a few hours per dome.
Planning, building control and Christchurch
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.
Getting a price from photos
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, BH6 or nearby, confirms travel.
Common questions in Christchurch
Can you replace an old dome without redoing the whole roof?
Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.
Do you cover Christchurch?
Yes. Fitters travel to addresses in Christchurch and the surrounding districts, including BH6. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
Do I need planning permission for a rooflight in Christchurch?
Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.
Got a unit waiting to go in, or need one sourced? Either way, start with your Christchurch address and a couple of photos.
