Dome rooflight replacement in Dungannon

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Dungannon is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every dome rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Dungannon, the BT71 district and the rest of County Tyrone.

Guide ranges for supply & fit, per dome; building control notice fee extra on homes in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Is your address covered?

Fitters travel to the job, so the address is what counts. In Dungannon that means postcode districts BT71, BT70 and BT69, and the same teams can just as easily take on work in Portadown, about 14 miles away, or Craigavon at roughly 16 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

What we check on a supplied unit

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

On the day, we cover

  • Kerb checked for rot, size and height before the new unit goes on
  • Membrane checked where it meets the kerb, with small repairs made
  • Kerb top cleaned of old sealant, fixings and loose felt
  • Is the kerb sound? — We check each kerb for rot and movement before quoting a dome swap.
  • Multi-skin domes and energy — We fit multi-skin domes rather than single-skin ones as replacements.

Fitting your dome rooflight, step by step

Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a dome rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes a few hours per dome.

Planning and building rules in Northern Ireland

Northern Ireland has its own rules. Permitted development for rooflights on a house requires the unit to sit below the highest part of the roof, project no more than 15 cm where the slope faces a road, and stay at least half a metre from the ridge, eaves, party wall and verge. It doesn't apply in conservation areas or within the grounds of a listed building. For building control, structural roof alterations need an application, and rooflights must meet WER Band C or 1.6 W/m²K.

Before you get in touch

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, BT71 or nearby, confirms travel.

Common questions in Dungannon

How long does fitting take?

Fitting a dome rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

Does a rooflight need building control approval?

In Northern Ireland a new opening alters the roof structure, so expect a building control application; confirm the position with your council, including for replacements. The new rooflight must meet WER Band C or 1.6 W/m²K. We confirm what applies before you commit.

What upstand height and roof pitch does dome rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.
