Specialist fitting or a general builder
A general builder can frame an opening perfectly well. The trouble usually comes at the top of it. Rooflight makers specify a minimum upstand height above the finished roof, a minimum pitch on the glass, and particular fixings and packers. Miss one of those and the unit can hold water, leak at the corners, or put its product warranty at risk. A fitting specialist works to those figures and checks where each maker's instructions differ. That is the part of the job worth handing over.
Nearby towns we also cover
Postcodes HX3, HX1 and HX5 are the core of our Halifax coverage, but they are not the boundary. Addresses in Elland, Brighouse and Huddersfield are handled in just the same way, with fitters travelling to each one and travel costs built into the quote before you agree to anything. If you are unsure which side of a boundary you fall on, the full postcode settles it.
Do you need permission in Halifax?
In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.
Questions about rooflight fitting in Halifax
Does a rooflight need building regulations approval?
A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.
How long does fitting take?
Fitting a rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
Do you cover Halifax?
Yes. Fitters travel to addresses in Halifax and the surrounding districts, including HX3. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
Can you replace an old dome without redoing the whole roof?
Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.
