The details a specialist gets right

Large glass units are heavy, awkward and expensive to replace if dropped. Getting one onto a roof may need a hoist, a crane or a planned lift from a scaffold. Fitting it means setting it level on packers, without twisting the frame, while the weather holds. A general builder may do this a few times a year. A rooflight fitting team plans the lift, the equipment and the sequence before the day. That lowers the risk to the unit and to the people lifting it.

Nearby towns we also cover

Need a rooflight fitted in Bideford or close by? Districts EX39, EX38 and EX33 are covered, as are Barnstaple, Tiverton and Exeter. If you manage several properties across these places, we can quote them together and plan the fitting days so the route makes sense. Larger units or awkward access at any of them are planned for at quote stage, so the day itself runs to plan.

Do you need permission in Bideford?

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Do you cover Bideford?

Yes. Fitters travel to addresses in Bideford and the surrounding districts, including EX39. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

What if my roof opening is the wrong size for the rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
