Rooflight installers in Derby

Maybe the extension is nearly finished and the rooflight is still in its crate. Maybe the old dome on the kitchen roof has started to drip. Maybe you want daylight on a dark landing and wonder whether the roof can take a new opening. These are the kinds of job we take on in Derby and across Derbyshire: fit-only, replacement, new openings, roof lanterns and pitched roof windows. Builders and roofers can also bring us in for the rooflight part of a larger project, with the scope and price agreed in writing.

Where rooflight jobs go wrong

The joint between the rooflight and the roof covering is where most leaks start. On a flat roof that means turning the membrane up the kerb and terminating it properly under the frame. On a pitched roof it means the right flashing kit, lapped correctly with the tiles or slates. These details are fiddly and easy to rush on a busy build. Giving them to someone focused on fitting the rooflight, rather than treating it as one task among dozens, cuts the chance of a callback.

Is your Derby address covered?

From the centre of Derby out to its edges, postcode districts DE1, DE22 and DE23 are all standard cover. The same applies to neighbouring Sinfin, about 3 miles off, and Belper, around 7 miles away. If you are further out, towards Ilkeston or beyond, send the postcode and we will confirm before quoting.

Do you need permission in Derby?

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Questions about rooflight fitting in Derby

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Do you cover Derby?

Yes. Fitters travel to addresses in Derby and the surrounding districts, including DE1. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Will my new rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
