Rooflight installers in Wokingham

Fitting jobs in Wokingham

Specialist fitting or a general builder

Builders run many trades at once, and the rooflight often gets squeezed in between the roofer and the plasterer. That is when corners get cut: an upstand built a little low, sealant applied in damp conditions, a reveal left rough. Bringing in a fitting specialist for that one stage means someone is focused on it alone, following the maker's instructions, with time set aside to finish the inside properly. The builder keeps control of the programme, and the rooflight gets proper attention.

Postcodes and places we cover

Covering Wokingham properly means covering the whole of it, house or business unit, across RG40, RG41 and RG45. Beyond the town, we take on jobs in Crowthorne (3 miles) and Bracknell (4 miles) as standard. Each one gets the same survey or photo-based pricing, the same written quote, and the same fitting standard.

Planning and building rules in England

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Questions about rooflight fitting in Wokingham

Do I need planning permission for a rooflight in Wokingham?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Do you cover Wokingham?

Yes. Fitters travel to addresses in Wokingham and the surrounding districts, including RG40. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.
